  • ASK MIKE MONDAYS- “Michael, I’m new to rehabbing apartments. Where do I start?"

    13/09/2021 Duration: 30min

Apartment Rehab 1.0 - was probably completed 9 years ago by the initial round of value-add apartment investors on older buildings. Today, those units need to be updated with the latest amenities. Today Apartment Rehab 4.0 - is needed to keep tenants continuing to pay higher rents. Where do you start with a rehab? Michael gives you examples on what he did when he first got started in upgrading apartments and what he does today. Are you interested in learning more about how Multifamily Syndications work? • ASK MIKE MONDAYS- “Michael, why are BRIDGE LOANS so popular now?”

    06/09/2021 Duration: 18min

Bridge loans are taking a larger share of the apartment financing market today. Non-recourse debt funds offer apartment buyers higher leverage and lower pricing with a bridge loan. Why is that? Because bridge loans take into account your future NOI- unlike Agency loans that only focus on historical NOI; they provide more flexibility in underwriting and higher loan dollars. Bridge loans can help you acquire the property, provide most of the rehab dollars to increase future NOI with stronger future rents, and allow a flexible exit strategy. These loans are short-term financing solutions and are not permanent solutions; so beware of the quicker maturity. Are you interested in learning more about how Multifamily Syndications work? • ASK MIKE MONDAYS- “Michael, I see a trend that many syndicators are now changing deal sponsors on every deal; SHOULD I BE CONCERNED as a limited partner?”

    22/08/2021 Duration: 21min

In real estate investing you should seek consistency or continuity. Some partnerships change teammates on every transaction. Today, Mr X, Ms Y and Mrs Z are all partners… tomorrow, on a new deal… Mr X is the same…but out - are the old partners - and now Ms A and Mr B are added. It seems like a lot of sponsors are gypsies. How does that work and why? Should that be concerning for a Limited Partner investor? Michael explains what he is noticing today in syndication trends and what can certainly be a future problem. • Episode 248 - Asset Manager Jack Langenberg explains the difference between ASSET MANAGEMENT & PROPERTY MANAGEMENT

    31/07/2021 Duration: 45min

A property manager acts on behalf of the owner in routine tasks such as rent collection, the administration of leases, the scheduling of maintenance and repairs, and, perhaps most importantly, tenant relations. Asset management, by contrast, is concerned with maximizing the revenue potential of each property and identifying new methods of creating longer-term additional value in the asset. These roles are distinct from one another. Jack Langenberg explains what he does as an asset manager for ownership groups. Jack emphasizes that asset managers are applying downward pressure on property managers to do more, which is likely a result of the technological advances made in analytical and data reporting tools in the past two decades. Jack is a real smart guy and you need to take notes. Are you interested in learning more about how Multifamily Syndications work?
