On today’s show we hear from syndication lawyer Jillian Sidoti. I had a sit down interview with her recently, and the recording, though not our best in terms of audio quality, knocked it out of the park for show quality. Jillian starts by covering how she found her way into the business.   She breaks down how she knew who she was, who she wasn’t, and the process that shaped her career. First in knowing she wanted to be a lawyer, but not the stereotypical lawyer. She even dropped out of law school to start a record label. While doing condo conversions in 2004, she started looking for investors. Which quickly led to an education in the do’s and don’ts of bring investors on board. After the market downturn she opened up her own law firm with a focus on helping real estate entrepreneurs put their documents in order allowing them to properly and legally raise capital. T

    Unfortunately we are both playing a bit of catch up from an administrative perspective so we are going to miss out on NIS – Note Investors Summit, out in San Diego this week.  We’re sorry we won't be able to bring back any industry knowledge that I’m sure is being dished out during this event. Robby has officially made his first hire, which is a huge leap forward for his business and for the growth of NexGen Coastal Investments, LLC. With the hopes that this will free up some of his time from administrative tasks and give him the opportunity to teach the business to someone in a one on one environment. Stacey will be starting in two weeks; in the meantime, we are in the process of working out a good title for her position. We're definitely open to suggests. Last week we discussed an asset Robby owns that the borrower filed two consecutive Chapter 13 Bankruptcies on, though the borrower never filed a plan. Over the last week, the property went to auction and Robby’s company will take title to the asset.

  • 003: Note Inception and Post Foreclosure Eviction

    Follow along as we briefly touch on three simultaneous timelines occurring on a Florida note Robby is working: 1) Evicting a former tenant via an unlawful detainer due to adverse possession 2) Purchasing title from an HOA post foreclosure 3) Dealing with a 2nd lien filed 1st in time.
